Clubhouse Code Deficiencies Update

Progress is being made on satisfying the code deficiencies cited 10/20/25.

Our fire extinguishers have been inspected by Vermont Fire Extinguisher Company of Barre Vermont.  Two extinguishers were out of date and replaced as they were more than 15 years old. And we are on a required annual inspection schedule each November.

The stair and landing railings from the first to the third floor have all been raised to the height which meets code.  Over 100 new balusters and two new newel posts were purchased and installed, while salvaging the unique bottom newel post and all the handrail from bottom to top.

New stair guards and handrails have been installed on the stairs leading from the first floor bedroom hall down into the old north basement. And the steps from the old north basement to the south basement have been rebuilt to meet code.  “Watch Your Head” signage has also been installed where appropriate.

New steps with handrails have been installed, easing egress out our front door.  A special thanks to Tony Calvagno for his work outside in very unpleasant conditions!

The inspector’s note regarding fire egress from room 32 onto the roof being nonconforming was potentially a very expensive (greater than $20,000) problem.  With the aid of an architect, we were able to solve the problem by removing the two doors which separate Rooms 31 and 32 via the half-bath hall.  It takes away some privacy, but certainly makes access to the half bath easier.  Going forward, members should think of the attic as essentially a coed bunkroom.

The magnetic door stops on the second floor fire doors have been removed as it is a violation to keep these doors open.  With the new alarm system magnetic “catches” will be installed and they operate by releasing each door to close when the alarm is activated.

Emergency evacuation plan signs have been updated and posted throughout the building. Three electrical outlets cited have been repaired. Thank you Steve Dudka!

That leaves three big projects: the new hardwired alarm system, the kitchen exhaust hood with fire suppression system and the non-conforming spiral staircase to the balcony.

We have and continue to receive quotes on the alarm system.  The bids are much above a cost anticipated.  In the meantime, the existing wireless system is tested weekly. The bid on the kitchen hood and fire suppression system has been agreed and installation is expected within the month of January.  A solution to the spiral staircase has not yet been found, and the search continues.
